Nova Community, Research Triangle Park, Durham, NC
This mixed use community developed by Avernova Real Estate, is a program of 40 smart townhouses and a 60,000 SF Community building, The Community building is an anchor to the development and will house 37 rental apartments, a large co-working component and amenities for the community, including a club/lounge gathering area, fitness/yoga center and a coffee shop which is featured in a two story lobby/entry space.
My responsibility as project architect/manager was guiding the project from conceptual design into permit documents. In planning this development, the site design was driven by two main constraints: a large parking requirement of approximately 100 cars, and an existing cell tower with a surrounding radial non-buildable area. This generated the location townhouse components to the cell tower radius open space requirements. To maximize construction efficiency, all the townhouses were designed with a repetitive rectangular component and an angled component to achieve the crescent-shaped townhouse design.
The Community building footprint was a response to maximize parking requirements on the 1st level while creating an inviting two story lobby space that took advantage of the building's southern exposure and framed the townhouses from the 3rd level Green Terrace.
I was responsible for the planning and layout of the Community building. The primary drivers behind this building's design were an efficiently designed parking garage and 2-4 bedroom apartment units. Adjacent to the two story lobby are the community amenities: club/lounge spaces, fitness/yoga facilities, coffee shop and support spaces.
The sustainable components include solar panels planned for the roof of the 4th level, which will be used to generate site lighting and rainwater catchment will be used to irrigate the 3rd level Green Terrace.
